your Real Estate Lawyer.
Do not skip this one or neglect this one! It's
easy to get started but will cost you upfront. First be flexible on what you
are willing to consider when swapping, but don't accept homes that may
eventually become a nightmare with hidden repairs.
To begin, exchange information with potential
homeowners you are interested in swapping homes with. Next, request they provide
you a full disclosure of the property (you can ask a real estate agent or real
estate lawyer for the particular forms for your state). Review the disclosure
and proceed with the process or look elsewhere. If you continue, request a
visit, to show the home, and likewise offer this to the other homeowner. Upon
your visit, look at the potential home, be flexible on colors, features and
style - stay focused on the need to swap; however, look for things that may
become potential repair jobs at first sight, and ask yourself if it is
something you can take-on, if this visit was acceptable for you, and your
potential home swapper feels the same, then it's time to invest the money on a
home inspector. Any will do, but home inspectors that have a better reputation
at finding areas of concern is what you want. An inspector that provides you a
thorough report upon the end of his inspection is worth every dollar you pay
them. You can request the inspector provide repair estimates on all his
findings, this will help you during your decision making. If the potential
repairs (if any) are at minimum or something you are willing to accept, or
request the other swapper to pay for, then you can proceed on to swapping the
homes.
